Planners approve large subdivision in north Forsyth

NORTH FORYSTH — Two proposed subdivisions, one totaling 300 homes, in north Forsyth are a step closer after clearing the county’s planning board Tuesday night. The board recommended approval of Ridgeline Land Planning Inc.’s application to build a 300-lot neighborhood on about 136 acres off Byers Road, between Mitchells Creek and Carriage Walk. The land is zoned single-family residential district, or Res-3. Tom Brown, the county’s director of planning and community development, said the only concern aired at the public hearing was whether to put in a cul-de-sac to address a would-be abandoned road. The county commission will take action on the neighborhood at its next meeting. Also headed to the commission is another applicant, Kairos Development Corp. Inc., which asked to rezone from agricultural to Res-2 about 56 acres on McBrayer Road, near Wallace Tatum Road, for a 63-lot subdivision. A lone conditional use permit was also approved in District 4, allowing a 199-foot cell phone tower and telecommunications facility on about 39 acres of leased property zoned A1 on Burruss Mill Road near Picklesimer Road. A variance to reduce the required distance between communication towers from 7,920 feet to 5,670.70 feet was approved with the application.
