
FORSYTH COUNTY — Forsyth County’s planning board recommended approval of two changes to the unified development code during its meeting Tuesday night. The items, which must still clear the county commission, include an adjustment that would allow developers to build one model home per 40 lots instead of five total. The second change would involve creating a new designation called a CR2 residential zoning district. The goal, officials said, is to “break the monotony” of “cookie cutter” homes by allowing for a variability in lot and home size modeled initially off of the single family residential Res-3 district. Both items were approved 4-0 with Greg Dolezal, who represents District 3, absent. Also during its meeting Tuesday night, the planning board approved the following: * A request by 1699 Land Company LLC to build a 97-lot subdivision on 39 acres zoned Res-3 on Pleasant Grove Road adjacent to the Williams Point neighborhood in northwest Forsyth. The conditions included that the two subdivisions would neither connect nor share amenities The vote was 3-1 with District 2’s Jayne Iglesias dissenting. * O’Dwyer Properties LLC’s application to rezone from A1 to master planned district some 18 acres at Kelly Mill and Bethelview roads in west Forsyth. Plans call for a 55-and-older adult community, including 50 residential lots and 40,000 square feet of commercial space with 202 parking spots. The vote was 4-0 in favor.
